Salary Grade Equivalent GN11 Full-time/Part-time Permanent/Time-Limited Full-Time Permanent If time-limited, estimated duration of appointment Hours per week 40 Work Schedule Monday - Thursday 7:00am - 5:30pm Department Name and Number ES CG-227110 Date First Posted 06/28/2019 Closing Date 07/12/2019 Position Location Chapel Hill, NC Position Posting Category Facilities and Skilled Trades Position Summary Information Department Description The Energy Services Department consists of seven groups: (1) Cogeneration Systems (generates electricity and steam, and the distribution of steam throughout campus and UNC Hospitals); (2) Electric Distribution Systems (distribution of electrical power throughout campus); (3) Chilled Water Systems (producing and distributing chilled water throughout campus); (4) Water, Wastewater and Stormwater (for the use and conservation of water, as well as the proper management of stormwater and runoff); (5) Administration (provides GIS, SCADA, coordination of operational information technologies, strategic planning, and management functions); (6) Sustainability Office; and (7) Three Zeros Environmental Initiative (Campus-wide initiative to move UNC toward water neutrality, zero waste to landfill, and greenhouse gas neutrality). Together these seven groups provide safe, reliable, environmentally responsible, and cost-effective steam, electricity, chilled water, sanitary sewer, reclaimed water, and potable water utility services to the University's campus in a manner that moves UNC closer to the goals of Three Zeros Environmental Initiative. Cogeneration Systems' primary purpose is the generation and distribution of steam to the various buildings on the University campus and to UNC Hospitals. Steam is critical to the operation of the University and UNC Hospitals. It is used for heating, cooling, domestic hot water, sterilization of surgical instruments, distilled water production, food preparation and dish washing. Cogeneralion Systems also generates electricity as a byproduct of the steam generation. It can presently supply about 30% of the peak campus electrical load. Cogeneration Systems is the most complex and technically advanced facility of its kind within the University of North Carolina System. Position Description This position works closely with the Maintenance Superintendent to plan and schedule all mechanical maintenance and repairs, annual equipment system outages, emergency outages, preventive and predictive maintenance for the entire mechanical maintenance group. This position develops the scope of work and schedules for major repairs and outages at all facilities. Annual outages can be very complex and are required to be completed in a short duration to maintain system reliability. These outages can exceed $1,000,000 in multiple contracts. Activities by this position include, planning, tracking and continued updates for all groups. This position works with the Mechanical Maintenance Superintendent and Engineering staff to obtain the necessary resources to carry out the construction, maintenance and repair of the boilers, balance of plant and boiler auxiliary equipment and systems. This position often acts as a project manager of small informal projects and observes work progress in the field. This position requests purchase orders with the appropriate justifications for approval by the Maintenance Superintendent. The position requires expert level abilities in advanced scheduling software and the Maximo work management system. Minimum Education and Experience Requirements Bachelor's degree in institutional planning, public administration, engineering, architecture, business administration, economics, industrial technology or a related discipline and two years of facility and space planning experience; or equivalent combination of training and experience. All degrees must be received from appropriately accredited institutions. Essential Skills, Knowledge and Abilities Knowledge - Technical: Considerable knowledge of facilities planning and engineering techniques to provide direction and input into prioritizing projects. Project Consultation and Management: Ability to be responsible for day-to-day operations of field supervisor and facilities maintenance workers. Ability to review projects of other departments and campus master planning issues and make comments. Ability to use databases to compile, review, and analyze technical data. Design and Analysis: Ability to design site improvements that are moderate in scope. Ability to prepare complete plans and specifications. Ability to assist in Facility Master Planning in respect to design, equipment, operating systems, parking, and safety specifications. Ability to prepare cost estimates used to establish budgets. Communication: Ability to effectively provide information to supervisors, co-workers, and subordinates by telephone, in written form, e-mail, or in person. Ability to actively listen to client needs and concerns. May require ability to be actively involved in advisory and planning. Preferred Qualifications Expert user of Maximo Work Management System and/or Microsoft Project or similar scheduling system. Thorough technical understanding of the operation, repair and maintenance of complex boiler systems, complex balance of plant systems and equipment, turbine generators, diesel generators, and water treatment systems and equipment. Understanding of predictive and preventative maintenance practices. Project budget development; knowledgeable in the operations and repairs of steam turbines, circulating bed fluidized boilers, gas/oil fired boilers, boiler auxiliary equipment and balance of plant systems. Required Licenses/Certifications NC Driver's License. Special Physical and Mental Requirements The environmental conditions vary tremendously from air conditioning and heat to dusty, hot, humid and cold conditions. This position will be required to work in all conditions for various lengths of time depending on the operational requirements. This position will be required to enter confined spaces and/or hazardous environments with the appropriate PPE in accordance with established procedures. Examples include but are not limited to: climb ladders/stairs, navigate narrow spaces and walk in areas of elevated heights to traverse plant systems, and ability to move 50 lbs.
