JOB SUMMARY
Responsible for preparing and planning work order materials for our
technical workforce prior to scheduling and execution. The role is
responsible for the efficient and effective planning of all
maintenance work orders to maximize technician productivity and
minimize customer business interruptions. Maintenance work orders
include, but are not limited to, safety requirements,
parts/materials, specialty tools and equipment, job plan/tasking
and required labor/resources. The responsibilities begin on receipt
of an approved work order and are completed when a Job Package is
delivered to the Team Leader

ESSENTIAL DUTIES AND RESPONSIBILITIES
Reviews the work to be performed (consult with customer, leads,
supervisors, originator, production supervisors and other
planner/scheduler as necessary) and determine the optimum way to
accomplish the work.
Obtains and organizes all information required for the crafts to
perform the work: job plans, drawings, vendor manual, supplemental
instructional materials, special procedures, and other file
material which is appropriate. This constitutes the Job Package,
which is approved and ready for Scheduling.
Approaches all aspects of the work to be performed with safety as
the highest priority, in accordance with the JCI Environmental,
Health and Safety Policy. To ensure the work also complies with all
local legislative requirements, quality standards, sustainability
and energy efficiency related procedures.
Determines and identifies labor and skills required to self-perform
the work or if external support (i.e. sub-contractors, mobile
techs) is required.
After obtaining Site Manager approval, coordinates with JCI Supply
Chain to execute the sub-contractor hiring process.
Identifies and secures all parts, materials and tools required to
complete the work by providing a Bill of Material for the work
order and any special kitting instructions.
Keeps accurate metrics on the performance of planning functions and
provide timely reports to the Site Manager as required.
Continuously improves the job packages by receiving feedback from
technicians, maintenance supervisors, maintenance leads, production
supervisors, engineers, production planners, and customers.
Acts as the focus for future work(work that has not been started)
in order to provide the Maintenance Department with at least one
week of work backlog that is planned and ready to execute.
Maintains a simple, secure file system based on equipment tag/asset
ID numbers. This will enable Productivity Coordinator to utilize
equipment data and information learned on previous work to prepare
and improve work plans, especially on repetitive maintenance
tasks.
Using their experience and skills along with file information,
determines time estimates for reactive/corrective work orders.

QUALIFICATIONS

EDUCATION and EXPERIENCE
Technical or business education post-secondary (4 year degree not
required). 5+ years' experience in building management.
Knowledge and experience with EHS and regulatory requirements
Knowledge and understanding of the maintenance processes and proper
use of the work order system, planning, scheduling and storeroom
processes

COMMUNICATION SKILLS
Ability to comprehend and interpret instructions, short
correspondence, and memos and ask clarifying questions to ensure
understanding. Ability to write routine reports and correspondence.
Ability to respond to common inquiries or complaints from clients,
co-workers, and/or supervisor. Ability to effectively present
information to an internal department and/or large groups of
employees.
Strong written and verbal communications skills
FINANCIAL KNOWLEDGE
Requires basic knowledge of financial terms and principles. Ability
to calculate simple figures such as percentages.
REASONING ABILITY
Ability to understand and carry out general instructions in
standard situations. Ability to solve problems in standard
situations. Requires basic analytical skills.
OTHER SKILLS and ABILITIES
High level craft knowledge and skill to accurately estimate labor
hours, material requirement and skills needed to complete a job.
Ability to manage multiple priorities or projects simultaneously
and keep them progressing to completion
Demonstrated competence with computers Experience with MS Office
and MS Project highly desirable
Ability to read standard blueprints, machine and process drawings.
Ability to sketch or redline existing drawings.

may cause short-term impact to co-workers and supervisor.
