This achievement highlights Stanley Martin's growth and success as well as its commitment to its team members and company culture.The Director of Corporate Land Entitlement and Developments' main goal is to support each Division's entitlement and/or development team in achieving the goals set for them by the Company. The Director will leverage their experience to work with teams, to collaboratively implement Stanley Martin Way processes and policies. The role requires occasional travel to divisions for in-person meetings and project site reviews.Responsibilities and Duties:
  • Review division land acquisition projects for feasibility related to entitlement and development details, including land due diligence, preliminary and site construction plans, and land development budgets.
  • Assist division teams with value engineering solutions concerning site grading, dirt balance, retaining walls, utilities, etc.
  • Support division teams with land development general contractor scoping, bidding, negotiating, and contracting.
  • Ensure project management best practices are followed regarding schedules and progress meetings during design and construction.
  • Collaborate with Corporate Finance and Accounting to review land development budgets quarterly.
  • Assist in land reporting to inform leadership decisions.
  • Work with Corporate Field Operations to ensure safety policies are followed and lead safety meetings as needed.
  • Ensure compliance with OSHA, DOT, SWPPP, and other regulatory agencies, recommending best practices.
  • Perform additional duties as assigned and represent the company professionally.
  • Promote a safe working environment and adhere to company safety standards.

      • College degree preferred; minimum 15+ years of relevant experience in planning, design, and construction
      • 10+ years of residential development experience
      • Experience in land acquisition feasibility, planning, engineering, and entitlement processes
      • Skilled in scoping, bidding, negotiating, and contracting general contractors
      • Knowledge of risk management, project management, and scheduling
      • Ability to develop internal and external relationships
      • Understanding of finance, legal, and accounting processes
      • Proficiency in technology, spreadsheets, and Microsoft Office
